Renue on Orange Apartments

slide4We at Shift Redevelopment were honored to be given the opportunity help with the renovation and repositioning of this property in Tempe near the ASU Campus. Tons of deferred maintenance over the years really gave  us the opportunity to showcase our talents.  The owner had great vision for where to take the property and with the assistance of a talented designer, put together the building plan for us to execute.

First was the sandblasting of most all of the masonry on the property to give it that vintage look.  With the Maricopa County air quality standards, we could not actually sandblast, but had to do a “wet” blast to make sure there was no dust.  Drywall, stucco repair, and some well placed paint colors and the property was well on its way to its transformation.

Modern Arcadia 41

Here at Shift, we love to re-use and salvage as much history as possible … Unfortunately, with our latest custom home – Modern Arcadia 41 – the original house was so poorly built, so poorly remodeled over the years, that there was really nothing we could salvage.

The original was about 800 SF.  Over the years, about 600 SF was poorly added – and we mean POORLY – Floors sloped from one side of rooms to the other, ceilings with strange soffits, sagging roof lines, and an electrical system held together with duct tape.  The world would be so much better if people just did things right the first time….

Sierra Pointe Retirement Community

We recently completed a complete exterior repaint for Sierra Pointe Retirement Community.  A top of the line Dunn Edwards Paint was used in the exterior overhaul.  Wooden beams and accents on the exterior required some extensive preparation because of the harsh nature of the Arizona climate.  The new stain really brought out the final finish and wood grain.

The project in all lasted about 10 weeks.  Valets were used to move cars to help make sure the residents were inconvenienced as little as possible.  Communication with the on site staff and a solid process allowed for the smooth project from start to finish.
